Property Tax (ENFIA) – Reductions for 2025 and Deadlines

The Property Tax (ENFIA) is an annual tax imposed on real estate property in Greece. It was introduced in 2013 under Law 4223/2013, replacing earlier taxes like the Emergency Special Duty on Electrified Structured Spaces. ENFIA has been in effect since 2014 and applies to all property owners, including residential buildings, plots of land, and agricultural parcels.

ENFIA consists of two main components: the basic tax, calculated based on the statutory value, location, and other characteristics of the property, and a supplemental tax, which is applied to owners with a total property value exceeding a certain threshold. ENFIA is typically paid in multiple installments to ease the financial burden on taxpayers. For 2025, the payment is expected to be spread across up to 12 monthly installments, with the first installment due shortly after the initial issuance of the tax notice, at the end of March.

Furthermore, for 2025, specific reductions in ENFIA are available for individuals who have insured their properties in 2024 against natural disasters, such as earthquakes, fires, and floods. In particular, owners of residential properties with an objective value of up to €500,000, are entitled to a 20% reduction in ENFIA. If the objective value exceeds the €500,000 threshold, the reduction in ENFIA is amounted to 10%. It must be noted that, if the insurance coverage was for more than three months and less than a year, the reduction will be proportionally adjusted.

Applications for ENFIA reductions can be filed via the digital platform myAADE by February 14, 2025. The Greek insurance companies have already sent data on properties insured by them. Using their taxisnet credentials, taxpayers should cross-check and match the insurance contracts with the relevant properties. The Independent Authority for Public Revenue (AADE) will process the applications, and reductions will be applied during the first ENFIA calculation by AADE.

In summary, property owners should:

  • Check and correct their properties in E9 form. Removals, additions and corrections to property details -appearing in E9 form- can be made up to January 31, 2025.
  • Check the details of their insurance contracts, contact their insurance company if required, and submit their applications promptly by February 14, to take advantage of the reductions.

Insuring homes against unexpected damages or natural disasters not only protects property but also helps reduce tax burdens.
